FAQ
Quotes, areas covered, techniques, VAT, guarantees: answers to the questions we're asked most often.
General
Which areas do you cover?
The whole west coast, from La Possession to L'Étang-Salé, from the seafront up to the mid-slopes at around 800 m altitude: La Possession, Le Port, Saint-Paul (including Saint-Gilles-les-Bains, L'Hermitage and La Saline-les-Bains), Trois-Bassins, Saint-Leu, Les Avirons and L'Étang-Salé. Further afield? Get in touch: we consider every request.
Is the quote free?
Yes. Describe your project in the form (with photos if possible) or give us a call; we will get back to you to clarify your needs and, if necessary, visit the site. The quote is itemised line by line.
Do you charge per square metre or by the hour?
Both are possible for stripping work (mechanical, laser, steam, high-pressure). Pricing per square metre suits large, regular surfaces; hourly rates suit complex parts, detailed woodwork or small jobs. The chosen method is clearly stated on the quote.
What VAT rate applies to my works?
In Réunion Island, improvement and maintenance works on a residential property completed more than two years ago are generally eligible for the reduced rate of 2.1% VAT. Business premises, homes less than two years old and works that return the building to an “as-new” condition are generally subject to 8.5% VAT. The rate is shown on the quote; if in doubt, check with your accountant.
Do you work with subcontractors?
Some work packages may be entrusted to qualified, insured subcontractors. You only pay CAZRénovation, which remains your single point of contact and is solely responsible for all the work.
Do I need to be there during the work?
Not necessarily. We agree on site access together; this is common for second homes and holiday lets. You're kept informed of progress.
Decks and wood flooring
Stripping or simple cleaning: how to choose?
If the wood has only greyed on the surface, high-pressure or steam cleaning followed by a finish may be enough. If there are old flaking wood stains, deep stains or raised fibres, mechanical stripping is needed to get back to sound timber.
Can my tropical hardwood regain its colour?
In the vast majority of cases, yes: greying only affects the surface. Once stripped, the wood regains its natural tone, and the finish (pigmented or clear deck oil) then stabilises it. A split or rotten board, however, needs replacing: we will point this out during the assessment.
How long does deck stripping take?
It depends on the area, the condition and the chosen finish. For a family home deck, allow a few days in general, including drying time. The schedule is set out in the quote.
How often should a deck be maintained on the west coast?
On the very sunny coastline, a maintenance coat of deck oil is often needed every year or two depending on exposure. Regular gentle cleaning significantly extends the life of the finish.
Do you also do interior wood flooring?
Yes: sanding, repair of damaged boards, then floor varnish, oil or wax depending on how the room is used and the look you want.
Laser stripping
Does the laser damage the surface?
Properly set, the laser removes the unwanted layer and stops at the substrate. We always run a test on an inconspicuous area to adjust power and speed before treating the whole surface, especially on wood and stone.
Which surfaces can be laser stripped?
Metal (rust, mill scale, paint, grease), stone and basalt (pollution, moss, stains), concrete, and wood with care (paint and varnish on woodwork, shutters, beams). Some thin or heat-sensitive materials are not suitable: we will tell you at the assessment stage.
Is laser more expensive than sandblasting?
On a very large flat surface, sandblasting can be faster. But the laser avoids having to contain the site, remove sand, or use water and chemicals, and it allows parts to be treated in place. We price per square metre or per hour depending on the job.
What should be done after laser stripping metal?
By the sea, bare steel starts to oxidise quickly. We apply or schedule anti-corrosion protection right after stripping so the result lasts.
Is the worksite safe?
Yes: cordoned-off area, laser-appropriate safety glasses and personal protective equipment, and dust extraction depending on the surface. The site stays clean: there is no abrasive to sweep up.
Interior renovation
Can you handle a complete renovation?
Yes. We coordinate all finishing trades: demolition and strip-out, plastering and suspended ceilings, insulation, flooring and tiling, painting, plumbing, electrics, joinery, kitchens, bathrooms and air conditioning.
How is the quote put together?
Room by room and item by item, based on your plans, a surveyor's report or an on-site survey: floor and ceiling areas, skirting board lengths, wall areas minus openings. You can see exactly what is planned for each room.
Do you offer support from the moment you buy the property?
Yes, together with our partner L'Agence Austral: from finding the property to renovating it, with comprehensive, turnkey support.
What guarantees do you provide?
The work is covered by the statutory guarantees: completion guarantee, two-year equipment guarantee and the ten-year builder's liability guarantee (garantie décennale) for the relevant works, including any subcontracted packages.
Commercial works
Do you work in Mauritius?
Yes, for commercial and public-access premises (ERP) and high-end renovation projects. The terms (organisation, logistics, taxation) are set out in the quote, which excludes French VAT for a project in Mauritius.
Can you work without closing the premises?
Depending on the work, we can phase the project by area or look at out-of-hours scheduling to limit the impact on your business. We agree on this before signing, and the schedule is included in the quote.
Do you take accessibility and fire safety into account?
Yes. We carry out the work in line with the requirements of your file (accessibility for people with disabilities, fire safety, fire performance of materials) and work with your project manager or inspection body where there is one.
What VAT rate applies to business premises on Réunion Island?
In principle 8.5% for non-residential premises on Réunion Island. The applicable rate is shown on every quote.
Mauritius
Do you really work in Mauritius?
Yes. Several of our recent projects are in Mauritius: villas, tropical hardwood decking, swimming pools. Our teams travel there for renovation, fit-out and construction projects.
How is the quote prepared for a project in Mauritius?
Just as on Réunion Island: item by item, based on plans or a site visit. The quote excludes French VAT and sets out the organisation, logistics and terms specific to the project.
What types of projects do you carry out in Mauritius?
Villa renovation and finishing, tropical hardwood terraces and decking, pool surrounds, masonry and landscaping, renovation of commercial and public-access premises (hotels, restaurants, shops) and laser cleaning.
Do you work with local companies?
Depending on the package, we may call on qualified partners. CAZRénovation remains your single point of contact and is responsible for the whole project.
